Hey Expats in VLC,

Quick heads up before you start your apartment search: there's a rental scam hitting Valencia Facebook groups hard right now. Five expats lost money this week alone totaling over €3,000.

Here's what's happening and how to protect yourself.

The Scam

Someone posts a too-good-to-be-true apartment listing. Think €650 for a renovated 1-bedroom in Ruzafa, or €500 for a place near the beach. They'll have professional photos, a friendly message, and they seem legit.

Then comes the ask: "I'm traveling for work, but I can hold the apartment for you if you send the deposit now. Just €600 via Bizum or bank transfer."

You send the money. They disappear. The apartment doesn't exist.

How to Spot It (Every Time)

Red flag #1: The price is €150-300 below market
- Ciutat Vella 1BR under €700? Scam.
- Ruzafa 1BR under €850? Scam.
- Benimaclet 1BR under €600? Probably a scam.

Real landlords know what their apartments are worth. If it seems too cheap, it is.

Red flag #2: They can't meet in person
- "I'm in Madrid for business"
- "I'm visiting family in the UK"
- "My assistant will show you the apartment" (then the assistant never shows)

Red flag #3: They want money before you see it
- Any request for deposit, "reservation fee," or "admin fee" before viewing = scam
- Legitimate landlords show the apartment first, then discuss payment

Red flag #4: The photos appear in multiple listings
Do a reverse Google image search. If the same apartment appears on 6 different listings in 3 different cities, you've got your answer.

## What Actually Works: The Safe Way to Find Housing

For remote bookings (arriving soon):
Use verified platforms only:
- HousingAnywhere (insurance included)
- Spotahome (video tours, verified listings)
- Uniplaces (for students)

Yes, you'll pay a service fee. That fee is cheaper than losing your deposit.

For in-person searches (already in Valencia):
1. Only view apartments in person
2. Verify the landlord's ID matches the property deed
3. Never pay before signing a contract
4. Get a receipt for every payment
5. Take photos/videos at move-in

The 24-hour rule**: If someone pressures you to pay "today or it's gone," walk away. Real apartments don't work like that. Scammers do.

Already Lost Money?

If you've been scammed:
1. Report it to Policía Nacional immediately (they have an online form)
2. Contact your bank—some reverse transfers within 24 hours
3. Report the Facebook profile/post

The Actual February 2026 Housing Market

Here's what apartments really cost right now:

Ciutat Vella: €800-1,100 (1BR)
Ruzafa: €900-1,300 (1BR)
Benimaclet: €650-900 (1BR)
El Cabanyal: €700-1,000 (1BR)
Poblats Marítims: €750-1,100 (1BR)

Anything significantly cheaper? There's a reason.

Next Week

I'll send you our neighborhood-by-neighborhood breakdown—which areas are worth the price, which are overrated, and where you can still find decent deals.

Until then: if a listing feels off, it probably is. Trust your gut.

Stay sharp out there,
